The Denver Metro is in a balanced-to-buyer-leaning market heading into fall. The median closed price held at $605,000 in July, up nearly 3% year-over-year. The standout story: 62.9% of closed sales include seller concessions averaging $10,000. Sellers are holding headline prices while covering closing costs or buying down interest rates to help buyers clear the affordability bar. Well-priced, move-in-ready homes are still moving in about 14 days.
