What is a short sale?
A short sale is when your lender agrees to let you sell your home for less than you owe on the mortgage. The lender has to approve the sale, the price and the terms before it can close.
Is a short sale right for me?
A short sale may be worth considering if:
- You owe more on your home than it would sell for
- You're behind on payments or expect to be soon
- A job change, divorce, medical bills or another hardship means you can't keep the home
It isn't the right answer for everyone. Dawn will walk you through your options, including whether a regular sale, a loan modification or a short sale makes the most sense.
What to expect
- Lender approval takes time. Short sales usually take longer than a regular sale because the lender has to review and approve the offer.
- Paperwork matters. Lenders typically ask for a hardship letter, financial statements and other documents. Missing or incomplete paperwork is one of the most common reasons short sales stall.
- Talk to the right professionals. A short sale can have tax and credit consequences, and some lenders may try to collect the difference. Talk with a CPA and a real estate attorney before you agree to anything.
